Your Home Inspector--What do they do?

A home inspector does not look for small things like dings in wall board, scratches in appliances or fixtures, small blemishes in flooring, or even major issues that are hidden from view (i.e. inside of walls, behind locked doors, etc.). We are not doing a code compliant inspection, because we will not know what was the code for your house when it was built.

Instead, a home inspector is looking for issues that are of major concern due to safety or proper operation of the installed systems and components of the house. For example, if the house was built in 1930, and we find that the back deck railing does not have pickets installed closer than 4 inches apart, this poses a major safety concern according to today's standards. A baby should not be crawling around this deck.

We are also looking for inferior products that have been recalled for one reason or another. An example of this is asbestos insulation. At the end of the inspection, we will fill out a very detailed inspection report form that illustrates everything the inspector sees and what general condition that component is in.
